Job Description
We are seeking a motivated and dynamic Real Estate Negotiator (REN) to join our property team. The REN will be responsible for assisting clients in buying, selling, and renting properties, providing professional advice, and ensuring smooth end-to-end transactions. The ideal candidate is results-driven, people-oriented, and passionate about real estate.
Key Responsibilities
• Market and promote property listings through online and offline platforms.
• Conduct property viewings and provide detailed information to potential buyers and tenants.
• Build and maintain a strong network of clients, property owners, and developers.
• Negotiate offers, prepare relevant documents, and liaise with bankers, lawyers, and valuers.
• Handle client inquiries promptly and professionally.
• Keep updated with current property trends, pricing, and market movements.
• Ensure all sales activities comply with BOVAEP (Board of Valuers, Appraisers, Estate Agents and Property Managers) regulations.
• Achieve monthly and annual sales targets set by the agency.
Requirements
1. Communication & Persuasion
• Confident in speaking (Malay & English — Chinese/Tamil is a bonus).
• Able to explain property details clearly to clients.
• Know how to negotiate — handle objections, justify pricing, and close deals smoothly.
2. Sales & Marketing
• Understand property market trends, location value, and buyer behaviour.
• Know how to market listings online — e.g. on PropertyGuru, iProperty, Mudah, EdgeProp, Facebook, TikTok.
• Skills in copywriting, photo/video presentation, and social media ads.
3. Customer Service & Relationship Building
• Friendly, professional, and responsive — clients buy from people they trust.
• Follow up regularly and maintain long-term relationships for referrals.
• Patience and empathy are key when dealing with different client personalities.
4. Negotiation & Closing Techniques
• Know how to create win–win situations.
• Confidently discuss prices, loan eligibility, and transaction procedures.
• Understand timing — when to push and when to give space.
5. Property & Legal Knowledge
• Basic understanding of:
o Sale & Purchase Agreement (SPA)
o Loan and valuation process
o Tenancy laws
o Title types (freehold/leasehold, strata/landed)
• This builds credibility when advising clients.
6. Digital & Tech Skills
• Use tools like:
o Canva / CapCut (for property posters & videos)
o Google Sheets / CRM (to track clients)
o WhatsApp Business (for auto-replies, catalogues)
• Basic photography & videography skills help your listings stand out.
7. Time Management & Self-Discipline
• RENs often work on commission basis — need high self-motivation.
• Plan daily tasks (prospecting, follow-ups, viewings).
• Manage multiple listings and clients efficiently.
8. Networking & Personal Branding
• Build connections with:
o Bankers (loan officers)
o Lawyers
o Valuers
o Developers
• Maintain a strong personal brand on social media — your name = your business.
9. Problem-Solving
• Be resourceful when issues arise (loan rejection, legal delay, property defects).
• Clients value RENs who can “make things happen” calmly and efficiently.
10. Ethics & Professionalism
• Always be honest, transparent, and fair — unethical conduct can lead to BOVAEP suspension.
• Respect client confidentiality and agency rules.
